We understand that buying a home and/or selling a home can be challenging. From finding the right realtor, negotiating commissions to closing the deal, the process can be overwhelming.
But, what if after you closed on your new home, your realtor gave you a check to buy those new appliances you wanted??
We introduce the 1% Cash Back Program!!!
The program is simple. If you utilize an Investors Choice realtor to buy/sell a home , Investors Choice Realty will reimburse you 1% back (minus applicable taxes) the day your transaction is closed.
Buyer & Seller Documents
Buyers must sign "Agency Buyer Agreement" (Agreement denotes Investors Choice will represent you(buyer) exclusively for six months to find your home,negotiate a price and execute a closing.
Sellers must sign an "Exclusive Right To Sell Listing Agreement" (Agreement denotes Investors Choice will represent you (seller) exclusively for six months to market, show and sell your home.
Cash Back Closing Disbursement
Closing Day- On the date of closing, once the transaction is completed, we will issue our client a check in the amount of 1% of the commission earned by Investors Choice Realty (Commission is based off a standard 6% listing ; 3% for buyer agent & 3% for sellers agent) (If the listing is less than the standard amount then Investors Choice will pay 1/3 of commission earned)
Taxes Withheld- 1% Cash Back amount will be issued minus standard realtor commission tax rates (approximately 35%).
Seller sold home for $200,000 at a 6% standard listing agreement (3% to the Investors Choice sellers agent)
$200,000 * 1%= $2000
$2000 * 35% = $700
$2000- $700 = $1300 TOTAL CASH BACK
(In order to qualify for cash back program, property price must be over $100,000. Cash back program is only available for stand buyer/ seller transactions. Out-of- state buyers or sellers are not eligible. Land contract purchases and leases are not eligible.
